Buying an Apartment in Hurghada by Installments: What to Ask Before You Sign

Paying in installments is how many buyers in Hurghada afford to own a home on the Red Sea, and it is common with developers who sell directly. It can work very well, but only if the plan is clear and written down. Here are the questions worth asking before you sign anything.

1. What exactly is the payment schedule?

Ask for the schedule on paper: the down payment, how many installments, how often they fall due, and the final payment date. Check that the total of every payment matches the price in the contract.

2. Is the price fixed for the whole plan?

Ask whether the unit price stays the same until the last installment, and in which currency you pay. If the price or the currency can change, the contract should say how and when.

3. How does the plan line up with delivery?

Compare the last installment date with the delivery date. Some buyers finish paying before the building is ready; others keep paying after they move in. Neither is wrong, but you should know which one you are getting and what happens if delivery is late.

4. What happens if you miss a payment?

Every plan has rules for late payments. Ask what the grace period is, whether there are penalties, and what the developer can do. Read this part of the contract slowly.

5. Who do you pay, and how do you get receipts?

Pay only to the developer’s official company account, and keep a receipt for every installment. Never pay in cash to an individual without a signed receipt.

6. Are there extra payments outside the installments?

Ask about anything else that is due at signing or at handover, such as registration costs, a maintenance deposit or a club membership. Ask for the full list, so the real total is no surprise.

7. What does the finish include?

8. Can you resell or transfer your unit during the plan?

Life changes. Ask whether you can transfer your contract to another buyer before the last installment, and what the developer requires for that.

9. What documents will you receive?

Ask what you receive when you sign, and what you receive when you finish paying. Read our note on registered and preliminary contracts before you decide.

10. Can you see the project and the developer’s other work?

A good developer answers all of these without hurry, in writing. If you feel rushed, slow down.
