Finishing Types in Egypt Explained: Core & Shell, Semi-Finished and Fully Finished
Property listings in Egypt use finishing terms that can confuse a first-time buyer. The same word can mean different things at different developers, so it helps to know the basics and then ask for the details in writing.
Core and shell
The building structure is complete, with the main utilities brought to the unit, but the inside is not finished. You design and build the interior yourself. This gives the most freedom and usually a lower starting price, but it takes extra time, budget and management.
Semi-finished
The unit has basic finishing, such as plastered walls and the main electrical and plumbing work, and you complete the rest, such as paint, tiles, kitchen and lighting. It is a middle option between cost and convenience.
Fully finished
Flooring, painted walls, lighting and the bathroom and kitchen fittings are installed, and the apartment is ready to live in. It is the most convenient choice, and the finishing cost is part of the price.
Furnished
Some units are also sold with furniture and appliances. This suits buyers who want to rent out the apartment or use it right away.
Why you must ask for the list
Because these terms are not standardized, ask the developer for a written specification for your unit. It should cover at least:
- Flooring, wall finish, doors and windows
- Kitchen and bathroom fittings and sanitary ware
- Air conditioning and water heating
- Electrical points and lighting
- Whether a kitchen and appliances are included
Which one should you choose?
If you want to move in or rent quickly, fully finished usually saves time and worry. If you have a strong design idea and the time to manage works, a lower level can suit you.
