Compound Service and Maintenance Fees in Egypt: What to Ask Before You Buy
The price of the apartment is only part of the cost of owning it. Most compounds in Egypt charge service and maintenance fees to keep shared areas clean, safe and working. Ask about them early, so there are no surprises after you buy.
What the fees usually pay for
- Security and gate control
- Cleaning and landscaping of shared areas
- Pool and shared facility upkeep
- Lifts, lighting and common electricity and water
- Building maintenance and repairs of shared parts
Questions to ask
- What is included, and what is not? Ask for the list in writing.
- Who collects the fees and how are they managed? Ask whether there is an owners’ association or a management company.
- How much is it, and how often is it paid? Ask for the current amount and the payment period.
- Is there a deposit at handover? Ask whether one exists and what it is for.
- How can fees change? Ask who decides increases and how owners are informed.
- Can you see how the money is spent? Good management shares reports.
- Who pays while the unit is empty or being rented? This matters if you live abroad.
