Red Flags When Buying Property in Hurghada: A Buyer’s Checklist

Most property purchases in Hurghada go smoothly, especially with a developer who is open about the details. Still, a few warning signs are worth knowing. If you see one, slow down and ask more questions.

Warning signs

  • No written contract, or only a verbal promise. Everything that matters should be on paper: unit, price, payment schedule, finish and delivery date.
  • Pressure to pay today. A good project will still be there after you have visited it and read the contract.
  • Payments to a personal account. Pay to the company’s official account and keep receipts.
  • The seller cannot show who owns the land. Ask who owns it and what approvals exist for the project.
  • A price far below everyone else. Ask what is missing from it, such as finish, fees or a much later delivery.
  • Only renders, no site. Visit the project. Our list of what to check on a construction site visit helps.
  • Refusal to let your lawyer review the contract. A confident seller welcomes it.
  • Vague delivery and finish. Ask for dates and a specification list, not adjectives.

Simple checks that protect you

  1. Visit the project and the developer’s finished work.
  2. Ask who owns the land and what the developer has already built.
  3. Get an independent Egyptian lawyer to review the contract.
  4. Understand the paperwork, see registered vs preliminary contracts.
  5. Confirm the total cost, including any extra fees.
  6. Pay only by traceable transfer, and keep every receipt.
