Buying Off-Plan in Hurghada: 7 Things to Check Before You Sign
Buying off-plan — before the building is finished — is one of the most common ways to buy in Hurghada. It lets you choose from the full range of units and pay in stages while construction progresses. It also means you are trusting a developer to deliver. Here are seven practical checks that protect you, whichever developer you choose.
1. Look at what the developer has already delivered
The single best predictor of whether a project will be finished is whether the same developer has finished projects before. Ask to visit completed buildings, not just the sales office. Walk the corridors, look at the finishing, talk to residents if you can.

2. Check real construction progress
Renders are beautiful, but concrete is proof. Ask for recent, dated site photos or videos, and compare them with the timeline you were promised. If you can, visit the site itself.
3. Ask who owns the land
Find out whether the developer owns the land, whether it is registered, and what that means for your unit. A clear answer here is a very good sign.
4. Understand the documents you will receive
Ask what you sign now, what you receive at handover, and when registration of your unit is possible. In Egypt, the strongest proof of ownership is registration with the Real Estate Registration & Notarization Authority (the “Green Contract”). 5. Get the delivery date — and the finishing level — in writing
Your contract should state the expected delivery date and exactly what “finished” means: flooring, kitchen, bathrooms, air-conditioning provisions, and so on. Vague wording today becomes a disagreement tomorrow.
6. Make sure the unit you are shown is really available
Old price lists and screenshots circulate for months. Ask to see live availability, so the unit you fall in love with is actually the one you can reserve. For our two active flagship projects, the live master plans are public: Grand Gate and Hegaz Gate.
7. Know who you are buying from
Many sales in Hurghada happen through intermediaries. That is fine — but make sure your contract is with the developer who owns and builds the project, and that payments go to that company against official receipts.
A simple rule of thumb
A good developer is happy to answer every question above, show you documents, and take you to see finished work. If answers are vague, slow down.
